谈到租赁，我们经常能看到lease和rent两个单词，但对两个单词的使用情景并不是十分清楚。

　　某种程度上，lease和rent都属于法律层面的术语，实际使用中要注意两者的区别，特别是在现实生活中签约时。

　　lease可以用作名词，表示法律文件(一个物品或者事物);如果存在问题，它是可以在法庭中使用的书面文件。

　　此外，lease用作名词时，还可以表示出租的财产。

　　Lease can also be used as a verb. In this case we are NOT talking about the paper document. We are talking about the action of allowing someone to use your apartment or car in exchange for money.

　　从上面的讲述来看，lease和rent并没有特别大的区别;在实际生活中，应该使用rent还是lease取决于这个文件需要多长时间审查一次。

　　因为rent的名词含义不同于lease，下面的描述里为了方便理解，会使用Lease Agreement和Rental Agreement这两个短语来辨析双方的不同。

　　Lease Agreement是指在拥有物产人(房东或汽车经销商或出租人)和想要使用该物产的人(房客或承租人)之间的法律文书，用以说明支付数额以及付清时间。

　　lease agreement可以是一个长期协议，不需要每个月都写一遍，有效期可以是六个月或一年以上。

　　签订的双方就支付多少款项以及其他责任达成协议，由双方签字，至协议所述期间结束。

　　也就是说，如果你每月支付100美元房租，为期两年，你就必须在这个公寓里呆两年。如果想搬出去，就得付罚金。

　　两年后可以自行选择续租re-new the lease agreement，或者搬去一个新地方，不需要支付罚款。

　　而房东、出租人或实际拥有该物产的人可以改变所需支付数额或将财产出租给其他人。

　　rental agreement与lease agreement在时效期上存在区别。

　　rental agreement并不是一个长期合同，只持续30天到一个月，然后每月更新一次。

　　这意味着双方可以在每个月底改变协议的条款，比如说下个月房租就涨了。

　　This means that both parties can change the terms of the agreement at the end of each month.

　　支付租金(房客)的人可以不受惩罚地迁出，或者收取租金(房东)的人可以告诉房客搬出，再租给其他人，对双方的约束力减弱很多。

　　所以如果你是租赁房屋或其他物品的人，lease agreement能保证你的利益在一定时间内不受影响，因为在租赁期结束之前，支付金额不能更改。

　　In a lease agreement the amount cannot be changed or altered until the end of the lease.
